The state of Selangor is the most developed state in Malaysia, with the highest population of any state and the lowest poverty rate in the country, so it will come as no surprise if you’re looking at new condos or houses for sale in Selangor to move into. But if you are still not completely convinced, here are six reasons to nudge you in the right direction.

Reason 1: Selangor is the most prosperous state in Malaysia

Of the 13 states in the country, Selangor is the richest and most developed with a GDP of RM321 million (2018) or 23.5% of the entire country’s GDP. It also has the highest revenue collected by the state government in Peninsular Malaysia at RM2.8 billion. Apart from having the highest number of employed persons at 3.4 million, it also has the highest Labour force participation rate (LFPR) at 75.7%.

Reason 2: Top-Notch Infrastructure and Services Hub near most new condominium for sale in Selangor 

It goes without saying that Selangor houses some of the best public amenities available in the country, be it healthcare or education. In terms of healthcare, there are more than 10 public hospitals and above 40 private ones, which makes buying a new condo or house in Selangor an attractive prospect. Programs like Skim Peduli Sihat and Skim Rawatan Jantung Selangor are aimed at helping the lower income group receive adequate healthcare access and aid. The Selangor State Development Corporation (PKNS) has also formed the wholly-owned subsidiary Selgate Corporation, tasked to build 10 new private hospitals in Selangor.

There are also 160 institutions of higher learning in Selangor. Reputable institutions include the likes of Monash University, Sunway University, HELP University, Taylor’s University, Nottingham University, KDU, SEGI, Universiti Tunku Abdul Rahman and many more. People looking for a house for sale in Selangor would be pleased to know that their children’s education needs are well-catered for.

Of course, any mention of infrastructure will not be complete without talking about the many shopping malls (149 in total as of H1 2019) sprawled across the state. Indeed, Selangor is a retail haven, comprising malls like 1 Utama, Sunway Pyramid, The Curve/IPC Mall/IKEA, IOI Mall Puchong, IOI Mall City Mall Putrajaya, Central I-City, Setia City Mall, Empire Subang, Paradigm Mall etc.

The country’s two major airports, KLIA (main terminal and low cost terminal KLIA2) as well as Subang SkyPark are also located in Selangor.

Reason 3: Benefits galore for Selangor citizens

The Selangor state actually has a plethora of schemes providing aid to its citizens, especially those from the lower income group. Eligible children registered with Tabung Warisan Anak Selangor (TAWAS) will receive RM1,500 when they turn 18. Parents can apply for nursery fees and pre-school aid. Eligible households also receive RM1,500 when a child enrols into a private or public higher education institution. All women born in Selangor or with Selangor residency and aged 35 and above can get a free mammogram screening. The state government also provides interest-free business loans up to RM50,000 to qualified businesses.

Reason 4: Positive residential transaction trends for new landed property and houses for sale in Selangor

 A September 2019 report by the Valuation & Property Services Department on the Malaysian Property Market noted that the performance of Selangor property market received a boost in H1 2019.

There were 31,307 transactions worth RM21.8 billion, an increase of 8.3% in volume and 11.7% in versus H1 2018 (28,910 transactions worth RM19.54 billion). The residential sub-sector continued to propel the overall market, accounting for 76.8% of the state’s property market volume.

There was an uptrend in residential market volume in the state to the tune of 5.8%. Terraced houses transactions formed the highest market share, contributing 41.9% (10,070 units) of residential property transactions which is the highest in the country. Residential units overhang also improved slightly. There were 4,243 overhang units worth RM3.63 billion in H1 2019, down by 9.7% in volume and 13.6% in value versus the preceding H1 2018.

Residential properties – landed and high-rise units in prominent areas had marginal capital appreciation. Double storey terraces in established schemes such as Bandar Baru Sri Damansara experienced nearly 10.0% increase. Apartment units in Section 16 and Section 28, Shah Alam grew by 12.0% and 18.9% respectively. Condominium units in SS2, Petaling Jaya and Surian Mutiara Damansara registered increases of 18.1% and 16.0%. The All House

Price Index for Selangor stood at 198.3 points in H1 2019, an increase of 0.2 % when compared with H1 2018.

Reason 6: Free Wi-Fi

If you’ve bought a house in Selangor, you might also be pleased to know that the SmartSelangor Wi-Fi program provide free internet access at 3,600 spots throughout the state. The state government is also working on increasing the number of Wi-Fi hotspots, prioritizing areas inhabited by the lower income group and students.

Admiral (R) Tan Sri Dato' Seri Abu Bakar Bin Abdul Jamal

ACADEMIC / PROFESSIONAL QUALIFICATION(S)

Admiral (R) Tan Sri Dato’ Seri Abu Bakar Bin Abdul Jamal was the 10th Chief and the first four-star Admiral of the Royal Malaysian Navy. Admiral (R) Tan Sri Abu Bakar served the Royal Malaysian Navy for almost 40 years both at the staff and command levels culminating in the highest office of The Chief of Navy from 1998 to 2002.

Admiral (R) Tan Sri Abu Bakar was the former Chairman of Affin Fund Management Berhad and also the former Chairman of several companies covering diverse industries post his retirement including naval and marine, property development, construction and automative. He was also a former Board member of Lembaga Tabung Angkatan Tentera (Armed Forces Fund Board).

In recognition of his services not only to Malaysia but also towards promoting international and regional understanding and peace, Admiral (R) Tan Sri Abu Bakar was bestowed the Panglima Setia Mahkota award carrying the title Tan Sri. In addition, he also received international recognition in the form of the following awards:

  1. Bintang Jalasena Utama by Indonesian President Abdul Rahman Wahid on 28 August 2000
  2. Legion of Merit by United States President Bill Clinton on 6 October 2000
  3. Knight Grand Cross of the Most Noble Order of the Kingdom of Thailand by His Majesty King Bhumibol Adulyadej R on 24 February BE2544 (Gregorian 2001)
  4. Legion d’ Honneur by President of France, Jacques Chirac on 17 June 2001
