M Privilege Loyalty Programme serves as a programme for our Mah Sing purchasers to be rewarded in recognition of their support and loyalty towards Mah Sing. Drawn up with benefits and privilege promoted by Mah Sing, M Privilege Loyalty Programme is curated just for you.
Any person or company who has purchased property directly from Mah Sing is entitled to become a member of M Privilege Loyalty Programme.
In the case of more than one purchaser in the purchase of the property, each purchaser in the Sale and Purchase Agreement (SPA) is entitled to the M Privilege membership by invitation and will be given an individual account.
For corporate purchaser, M Privilege membership will be given to the corporate purchaser under its registered company name. The corporate purchaser may not nominate its director(s) or shareholder(s) or any other party as member of M Privilege.
Application is NOT necessary. Mah Sing will issue a M Privilege Card to every qualified purchaser after the purchaser has executed the Sale and Purchase Agreement (SPA) and has paid no less than twenty percent (20%) of the purchase price of the Mah Sing property.
The type of M Privilege Card issued to a qualified member is determined by the accumulated value of the Mah Sing property purchased by the respective member from Mah Sing directly as follows: –
(i) Classic
Accumulated value of Mah Sing property purchased up to RM1,000,000.
(ii) Gold
Accumulated value of Mah Sing property purchased of RM1,000,001 to RM3,000,000.
(iii) Platinum
Accumulated value of Mah Sing property purchased of RM3,000,001 and above.
It will take approximately one (1) month for us to process and send the M Privilege Card to the purchaser at his/her last known address. This only occus after the purchaser has paid no less than twenty percent (20%) of the purchase price of the Mah Sing property.
In the event of joint purchasers, the M Privilege Card will be delivered to the principle purchaser.
No activation is required before use.
M Privilege membership is non-transferable.
Yes, Mah Sing shall from time to time upgrade a member’s M Privilege membership based on the latest accumulated value of Mah Sing property purchased from Mah Sing directly.
Only the latest purchase accumulated is valid, provided if the member has executed the Sale and Purchase Agreement (SPA) and has paid to Mah Sing a sum of not less than twenty (20%) percent of latest purchase value.
In the event of any cancellation or termination of the Sale and Purchase Agreement (SPA) prior to the complete handover and full payment of the property, the M Privilege Card and M Privilege membership will deem to be cancelled and terminated.
All the previous unclaimed privileges entitlement such as Buyer Repeat Purchaser (BRP) Discount, Buyer-Get-Buyer (BGB) Reward and Buyer Birthday Surprise (BBS) will be voided and invalid.
No, M Privilege membership is exclusively offerred to the purchaser who has purchased Mah Sing property directly from Mah Sing only.
In the case of more than one purchaser in the purchase of the property, each purchaser in the Sale and Purchase Agreement (SPA) shall be entitled to the full value of the purchase price in calculating the accumulated value of the Mah Sing property purchased individually.
No. The value of these properties cannot be combined to justify the type of M Privilege Card. You will be holding one M Privilege Card issued under your name, and another M Privilege Card issued under the registered name of your company.
Yes! The new final purchase price value will be added to your personal total accumulated value once the member has executed the Sale and Purchase Agreement (SPA) and has paid to Mah Sing a sum of not less than twenty percent (20%) of the latest purchase value. Your sibling will enjoy the same value in her own personal total accumulated value in our record.

Buyer-Get-Buyer (BGB) means the rewards or commissions given to the member who has introduced a non-Member to purchase Mah Sing property from Mah Sing directly provided always that such non-Member has executed the Sale and Purchase Agreement (SPA), has signed Letter of Offer or Letter of Acceptance and has paid to Mah Sing a sum of not less than five percent (5%) cash after rebates and discount of the purchased price.
They may vary in accordance with the participating project(s) and is to be solely determined by Mah Sing at its discretion and subject to the following requirements and procedures: –
(a) The Member must be present at the Sales Gallery together with the prospective non-Member on the same day, the Member shall make a face-to-face introduction of the prospective non-Member to Mah Sing direct sales personnel during the purchase of Mah Sing property;
(b) The Member is required to present his or her valid M Privilege Card and MyKad/Passport for verification purposes;
(c) The Member and prospective non-Member are required to fill in the Buyer-Get-Buyer (BGB) Application Form upon the non-Member signing the booking form and paying the booking fee for the purchase of the Mah Sing property; and
(d) The relevant Sale and Purchase Agreement (SPA) must not consist of the Member’s name and/or any other existing member(s).
(e) In the event if the Member is unable to present at the Sales Gallery together with the prospective non-Member on the same day during the purchase of Mah Sing property, the prospective non-Member is required to inform Mah Sing direct sales personnel and provide the Member’s name and MyKad/passport number or their M Privilege membership number for verification and reward registration purposes;
Any Member who has failed to comply with the above requirements and procedures shall not be entitled to the Buyer-Get-Buyer (BGB) Reward
The Buyer-Get-Buyer (BGB) Reward will be paid out to the Member by any form as determined by Mah Sing at its sole discretion, after the non-Member introduced by the Member has executed the Sale and Purchase Agreement (SPA), has signed Letter of Offer or Letter of Acceptance and has paid to Mah Sing a sum of not less than five percent (5%) cash after rebates and discount of the purchased price.
Buyer-Get-Buyer (BGB) is only applicable to the participating project(s) and will be subject to the change and review of the terms and conditions from time to time. Please refer to our Sales team for more information.

Yes. However, please provide us a formal Authorisation Letter stating both the Referrer’s full name and identity card/passport number and the appointed representative’s full name and identity card/passport number in advance.
Mah Sing will be issue payment for the Buyer-Get-Buyer (BGB) payment by way of cheque to you. However, we do provide an extra service in banking form on behalf of the purchaser, should there be a request for this service.
Mah Sing will pay the Buyer-Get-Buyer (BGB) Reward to the company registered name on the condition that the nominee had presented his valid M Privilege Card and introduced the non-member purchaser personally to Mah Sing directly.
After the referee has signed the Sale and Purchase Agreement (SPA), Letter of Offer or Letter of Acceptance and has paid to Mah Sing a sum of not less than five percent (5%) cash after rebates and discount of the purchased price, Mah Sing will pay the Buyer-Get-Buyer (BGB) Reward by way of cheque to you.
Alternatively, Mah Sing may give you other forms of rewards such as voucher, gifts or any equivalent form.

Discount will be given in the form of a Credit Note. Discount given is not transferable to cash.

No. For M Privilege membership given to the Corporate Member, the Buyer Repeat Purchase (BRP) discount is only applicable to the Corporate Member’s next purchase of Mah Sing property.
The Buyer Repeat Purchase (BRP) Discount is also applicable to the next purchase of Mah Sing property by the subsidiary(ies) of the Corporate Member, provided always the Corporate Member is, at the time of such purchase, the major shareholder of the said subsidiary(ies) holding more than 51% share in the said subsidiary(ies), and/or the director being the major shareholder in the said subsidiary(ies).
The Corporate Member and/or the said subsidiaries is/are required to furnish us the latest Form 24 and any other supporting documents for verification purpose.
No, the company is not entitled to the Buyer Repeat Purchase (BRP) Discount. However, you are entitled to the Refer n Reward (RnR) if you would like to purchase the Mah Sing property under your company.

Admiral (R) Tan Sri Dato’ Seri Abu Bakar Bin Abdul Jamal was the 10th Chief and the first four-star Admiral of the Royal Malaysian Navy. Admiral (R) Tan Sri Abu Bakar served the Royal Malaysian Navy for almost 40 years both at the staff and command levels culminating in the highest office of The Chief of Navy from 1998 to 2002.
Admiral (R) Tan Sri Abu Bakar was the former Chairman of Affin Fund Management Berhad and also the former Chairman of several companies covering diverse industries post his retirement including naval and marine, property development, construction and automative. He was also a former Board member of Lembaga Tabung Angkatan Tentera (Armed Forces Fund Board).
In recognition of his services not only to Malaysia but also towards promoting international and regional understanding and peace, Admiral (R) Tan Sri Abu Bakar was bestowed the Panglima Setia Mahkota award carrying the title Tan Sri.
